These are the fixed service charges and usage charges that apply to non-residential properties, such as commercial and industrial properties and strata units, and businesses using standpipes. These charges apply from 1 October 2025 to 30 June 2026.

Our service charges (fixed charges) are billed quarterly, but are calculated using a daily rate. You'll see slight differences in the price because of the different lengths of the quarters.
The charges below are for the maximum 92-day quarter. Some trade wastewater charges are also calculated as a daily rate.

The water service charge is adjusted each year based on how much water we needed from the rivers and dams managed by WaterNSW and the water produced by the Sydney Desalination Plant in the year before.

If you share a meter with other units, you pay part of the quarterly fixed charge for your water connection. We calculate this by dividing the charge for your size meter by the number of units in your complex. This includes strata properties where your individual unit may not have a water outlet but the property is connected to the water supply.

A minimum wastewater service charge for non-residential properties of $119.95 a quarter applies, which is 75% of the 20 mm service charge.

If your property is in one of our stormwater drainage areas, you'll see a stormwater service charge on your bill. This helps us manage the large trunk drains that carry stormwater away from your area.
If your business collects and reuses stormwater on-site, you may be eligible for a low impact discount. To apply:

If you have a meter, you pay for the amount of water you use. If you're in a recycled water area, you'll also pay for the recycled water you use.

Non-residential customers are charged for wastewater usage. We measure the amount using a discharge meter or estimate the volume using a discharge factor. Read our wastewater charges fact sheet to understand more.

If your property has a testable backflow prevention device, you'll pay a quarterly fee (one per property) to help us recover the cost of running the backflow prevention containment program to safeguard our network.

If you fail to complete annual testing of your backflow prevention containment devices, we may arrange an accredited plumber to attend the site to complete testing. This charge will be raised on your next bill.

If you own an approved metered standpipe, you pay service and usage charges. The service charge will depend on your standpipe's meter size. You pay a set price for each kilolitre of drinking water you use.

If you live in the Sydney Olympic Park area and have recycled water, that service is provided by the Sydney Olympic Park Authority. We collect the money for this service on their behalf.
